Mapletree has Sold a Data Center in Philadelphia

Mapletree Industrial Trust is divesting a data center in Philadelphia. The company announced this week that it has entered into a purchase and sale agreement, through an affiliate, for the proposed sale of the facility located at 2000 Kubach Road. The property is being acquired by an unnamed third-party buyer for approximately $14.5 million, with the transaction expected to close in Q3 2026.

Built in 1993 and situated on 25 acres within the Byberry West Industrial Park, the property features a two-story data center offering approximately 124,190 square feet (11,538 square meters) of net lettable area. A previous sales brochure indicated that the facility has around 13.2MW of capacity. Mapletree Industrial Trust added that leasing interest in the property has been “limited” since the lease expired on 31 December 2024.

“Repositioning or redevelopment of the property presents challenges, including extended lead times to secure higher power capacity, as well as construction and execution risks,” the company said. “Following a thorough evaluation, the manager has concluded that divesting the property at the offered price represents the most prudent course of action to optimize capital allocation and portfolio performance.”

A sales brochure issued earlier this year by JLL described the property as a “rare opportunity to redevelop the existing facility into a premier warehouse and distribution center.” Mapletree Industrial Trust is a Singapore-listed real estate investment trust and forms part of Mapletree Investments, which is owned by Temasek Holdings. The trust owns 55 data centers across the US, in addition to facilities in Singapore and Japan.

Ler Lily, Chief Executive Officer of the Manager, said, “The proposed divestment is part of our broader strategy to rebalance the portfolio. Redeploying capital into markets and assets with sustainable growth potential will strengthen MIT’s portfolio and deliver sustainable returns to unitholders.”

Mapletree Redwood Data Centre Trust has 23 sites.
