Legacy Investing Plans 50MW Data Center Near San Antonio, Texas

Real estate investment firm Legacy is developing a new data center project outside San Antonio, Texas.The company this week announced plans for a 50MW facility at 1000 Bolton Road in Marion, Guadalupe County. The 39-acre site is expected to include more than 100,000 square feet (9,290 square meters) of data hall space within a total building footprint of around 243,000 square feet (22,575 square meters). Legacy also said the site could ultimately be expanded to 150MW of capacity. Located approximately 26 miles east of San Antonio, the project is currently under development and is scheduled to be operational in the fourth quarter of 2027.

“The facility is being developed to support AI inference workloads with direct-to-chip cooling, closed chilled water loops, and flexible infrastructure configurable to meet tenant density, cooling, and redundancy requirements,” Legacy said. “We're excited to share this project with our partners and the broader market, and look forward to continuing to advance the future of digital infrastructure in Texas.”

“While we were actively exploring opportunities for a buyer or strategic partner—and evaluating potential new locations—the developer required an immediate closure as part of the sale,” the San Antonio Karting Complex announced on its website in January. “This decision was not made lightly, nor was the timing our choice.”

Real estate investment firm Legacy oversees a portfolio of around 20 million square feet (1.85 million square meters) across industrial, logistics, life sciences, and data center assets in the United States. Its holdings include at least two Flexential facilities in Texas and Oregon, as well as Equinix data centers in Virginia and California. The company also owns a range of single-tenant enterprise data centers and has previously held stakes in multiple T5 Data Centers assets, including the sale of facilities in Ohio to H5 and in Virginia to Serverfarm.
