: Headwaters rezone request in Catlett, Virginia could pave the way for between three to five data centers

Headwaters Site Development, a US real estate developer, has announced that it is seeking the development of a 66-acre industrially zoned property in Catlett, Virginia, for a new data center park. The ​​pre-application requests up to 1.4 million square feet (130,050 sqm) of data center development. For this development, the developer is requesting a rezone, as currently, the zoning ordinance in the area doesn’t permit the construction of data centers. 

Further, in the pre-application filing, there are reportedly three separate concept designs for the site; these options illustrate between three and five data centers. Meanwhile, the southern edge of the property, is assigned for "electrical infrastructure."

Speaking about this rezoning application, Mike Lebow, co-founder and partner of Headwaters, who simultaneously serves as the VP of location strategy & development at Stream Data Centers, said that having reviewed the Fauquier County’s comprehensive plan and zoning codes, the team believes that the Catlett Station Project "meets the criteria of responsible data center development.”
