Northern Virginia: 5.5 million sq ft data center park proposed in Stafford County, Virginia

In Stafford County, Stafford Technology LC, a company affiliated with US real estate firm Peterson, has outlined plans to develop a 5.5 million sq ft data center park. In order to accommodate the 25-building data center campus, the company is seeking to rezone 524 acres in the Falmouth Election District; presently, the site is greenfield woodland. 

Specifically, it seeks to update the County's 2016-2036 Comprehensive Plan to make way for the future land designation of the site to become a 'Targeted Development Area' rather than an Agricultural/Rural area. Likewise, it is seeking zoning reclassification from A-1, Agricultural Zoning District, to M-1, Light Industrial Zoning District.

The Stafford Technology Campus would reportedly be a phased data center campus, with the project's final build-out expected to put it near the top of the list for the world's largest data center mega campuses. Further, it will see an investment of around $1.5 billion. The Falmouth site is located 55 miles due south of Data Center Alley, in a county that has been seeking to become part of the data center boom for years. The incoming change is likely linked to the Dominion Energy-related power constraints currently being experienced in Loudoun County.
