Amazon AWS: AWS Acquires Three Properties in Sterling, Virginia

Amazon Web Services has acquired three office properties in Sterling, Virginia. According to BizJournal, the company paid up to $30.8 million to real estate firm Clarke-Hook Corp. This will be AWS’ third low-rise office property acquisition in Sterling, Virginia, in 2022. The buildings are located at 45965, 45969, and 45975 Nokes Blvd, Loudoun County. Each property is within walking distance of one another. In addition, the buildings span 170,000 square feet (15,800 square meters). 

According to reports, AWS plans to turn the properties into a data center. Clarke-Hook Corp. acquired two of the properties for $775,000 in 1994. It also bought the third in 1999 for an undisclosed fee. Amazon has been acquiring large greenfield sites in Virginia. However, this is only the third time the company has acquired multiple low-rise offices adjacent to each other in Sterling this year.
