Tritax Big Box, a UK real estate investment trust, has acquired a 74-acre site near Heathrow, London, for data center development. The initial phase, planned for construction starting in 2026 (subject to planning approval), will feature a 448,000 sq ft (41,600 sqm) "powered shell" data center. A potential second phase is planned, adding 40MW of capacity.
Tritax Big Box has also entered a 50/50 joint venture with an undisclosed European renewable energy company to secure grid connections from two independent substations for the site, known as Manor Farm.
The land was purchased from Airport Industrial Property Unit Trust (AIPUT) for an initial £70 million, with AIPUT also receiving 21% of the profits from the first phase development.
