Data Center Campus
Grind Capital Group's planned two-building data center campus on a 31-acre former cell tower site at 1751 Bells Ferry Road in Marietta, Georgia. Rezoned in 2025; no permits or power agreement as of 2026, and the city utility paused new large-load requests through 2026.
The campus sits on a 31-acre former cell tower and billboard site at 1751 Bells Ferry Road in Marietta, Cobb County, beside the I-75/I-575 split. Access is from Bells Ferry Road only.
Land and zoning. James Freeman, LLC owns the parcel. Grind Capital Group applied through MMM Acquisitions LLC. On June 11, 2025, the Marietta City Council voted 7-0 to rezone it from Community Retail Commercial to Light Industrial (Z2025-11). It also approved a special land use permit to move the cell tower.
Plan. Two two-story buildings of 213,600 and 133,600 sq ft, a 4-acre on-site substation and a stormwater pond. Cooling is closed-loop, and the height limit is 105 ft.
Power. Marietta Power (Marietta Board of Lights and Water) is the retail utility, and MEAG Power is the wholesale supplier. The developer agreed to fund the substation. Georgia Power 500 kV and 230 kV lines run in the easement along the north boundary.
Status. In June 2026 the city said it had issued no permits and had no power agreement. It said the original power request is not moving forward and that smaller talks had stalled. On September 3, 2026, the utility stopped taking new large-load applications until December 31, 2026. The site is exempt from the city's July 2026 zoning moratorium. A residents' group, "Not For Us - Cobb County", opposes the project.
