TerraVolt Holdings has secured options to buy about 1,077 acres in Cassia County, Idaho, for a 240 MW gas-powered data center campus. The developer announced the agreements in a press release on Oct. 30 and set out the terms in a Form 8-K filed the same day. TerraVolt would develop the campus and sell construction-ready parcels to data center operators.

TerraVolt deposited $150,000 in option fees with TitleOne Corporation as escrow agent, according to the filing. Half of the fee is nonrefundable and released to the seller, and half is held in escrow. One option covers about 903.3 acres at $30,000 an acre payable in cash. The second covers about 174.1 acres at the same price, payable with a convertible secured promissory note. That note matures in two years and converts at $5.00 a share. Both options must be exercised together and expire Oct. 23, 2027, with a six-month extension available for an aggregate $75,000 fee.

The campus is planned for behind-the-meter generation that would run independently of the local electric grid. TerraVolt says the design avoids utility interconnection queues and insulates area ratepayers from grid strain or rate increases, Data Center Dynamics reported. A firm natural gas supply agreement signed in May 2026 provides 55,000 MMBtu per day for the site. The land is zoned for multiple uses and sits along State Highway 81 near Interstate 84, long-haul fiber routes and the Williams Northwest Pipeline.

TerraVolt plans to sell building sites to hyperscalers, neoclouds and colocation providers. It would then supply power, fiber, water and wastewater treatment under long-term infrastructure services agreements. Low-water-use cooling would be required of every data center built on the property.

"These option agreements secure site control, allowing our team to advance land use plans, environmental due diligence, power plant, electrical distribution, and water treatment system designs, and county and state permitting," said Joel Stone, chairman and chief executive of TerraVolt Holdings. Stone said in comments published by w.media that the company looks forward to working with Cassia County officials to deliver long-term industrial tax base growth "without impacting local power rates or the agricultural water the region depends on."

CalEthos launched TerraVolt in July 2025 as a powered-land subsidiary for data centers. The business began as a geothermal developer and shifted to natural gas, Data Center Dynamics reported.

Idaho has 12 data center facilities with 225 MW of power capacity tracked by Baxtel, and the largest is Meta's Kuna 1 site at 120 MW. Development remains subject to governmental, utility and regulatory approvals, along with due diligence, TerraVolt said in the filing.
