European real estate investor SWI has raised €800 million ($892.4m) through a capital increase involving institutional investors and new share issuance. The Euronext Amsterdam-listed company will use the funds to expand its data center and AI compute platforms across Europe and the US, including power infrastructure, compute deployments, and its development pipeline. SWI’s total equity raised since March 2026 has now exceeded €1 billion ($1.1bn).

"This transaction is about keeping up to speed with the compute and data center markets. We have a clear strategy, a substantial pipeline and a strong position across Europe and the United States. We are very pleased to welcome new investors who share our long-term ambition for the Group," said Max-Hervé George, founder and CEO of SWI Group.

Formed by the merger of Stoneweg and Icona Capital, SWI manages €11bn in assets and has invested in AiOnX to expand its European data center platform. It also acquired a majority stake in Genesis Digital Assets, which will become SWI Digital and anchor its US data center business. SWI is exploring converting ten industrial sites across Europe into data centers and developing an HPC and GPU-as-a-service platform.
