Peterson Companies plans Culpeper County data center facility

A sizable campus of data centers will be built in Culpeper County, Virginia, according to plans made public by real estate development company Peterson Companies. The Culpeper County Board of Supervisors approved a rezoning request to construct a new data center campus. 

Peterson stated that the successful rezoning of 34.4 acres of land through Route 799 (McDevitt Drive) and Route 699 (East Chandler Street), which adjoins 115 acres of land once rezoned for light industrial by the Town of Culpeper, clears the way for the Culpeper Technology Campus, a 150-acre site that will allow for over 2 million square feet of data centers.

Plans on the company's website indicate up to eight structures, whereas plans filed with the County indicate up to nine buildings with up to 2.1 million square feet of data center space. Peterson has stated that the site will have access to electricity by 2025 via two Dominion substations rated at 300 MW each.

The campus's rezoning request was approved by the Culpeper County Planning Commission in May 2023, marking the beginning of construction. The Culpeper County Board of Supervisors approved the request from TPC Culpeper LC and TPC Freedom I LC this week, following a one-month delay. A generator yard and substation will be located in the neighboring McDevitt Technology Zone. The majority of the facility will be located in Culpeper's Technology Zone.
