Gateway Capital Files Plans For 81MW Data Center In Sydney, Australia

Gateway Capital has filed plans for an 81MW data center in Sydney, Australia. The Frederick Street Data Centre would be built on a 1.8-hectare site at 12 Frederick Street in St Leonards. The five-story facility would span 16,635 sqm (179,058 sq ft) and include an on-site substation.

The project could attract up to AU$1 billion (US$720m) in investment and would feature 11 data halls and 44 generators. Gateway Capital and Lendlease are expected to build and operate the facility. The site was historically part of a brickworks before being used for industrial warehouses. It currently contains warehouses, recreation and office buildings, and parking. Gateway Capital manages around AU$1.5 billion (US$1.08bn) in industrial and logistics assets across Victoria, New South Wales, and Queensland, but has limited experience in data center development.

Gateway acquired the site from Dexus in 2023 for AU$118.5 million (US$85.2m). The 19,400 sqm (208,820 sq ft) industrial estate was purchased through a joint venture with Invesco. Lendlease is also developing data center projects in Sydney, Adelaide, and Tokyo, including a 100MW facility in Tokyo with PDG.
