Applied Digital has confirmed Brookwood, Alabama, as the location of Delta Forge 2, its fifth AI Factory campus. The $3.2 billion project in Tuscaloosa County will deliver 210MW of critical IT load under a long-term lease with a US-based, investment-grade hyperscaler. Operations are targeted for 2028.
The site is a nearly 1,300-acre parcel off Brookwood Parkway, with about 160 acres under initial development.
At full build-out the campus will span approximately 1.26 million sq ft. Applied Digital first disclosed the lease in June without naming a state; the deal represents about $5.2 billion in contracted revenue over its initial term, rising to $12.7 billion if all renewal options are exercised. It is the company's third long-term lease with the same hyperscaler, bringing Applied Digital's contracted portfolio to roughly 1.4GW of critical IT load and $36 billion in base-term lease revenue across five campuses. The facility will use the company's proprietary waterless cooling technology.
Local attention preceded the reveal. Alabama's Department of Environmental Management approved a permit application in July indicating a two-million-square-foot data center in the city, though Applied Digital said no decision had been made at the time. "We anticipate that Applied Digital will be a good neighbor and a long-term community partner," Brookwood mayor Joe Barger told WBRC. The company expects the project to support up to 1,000 construction jobs and about 100 permanent roles.
The location extends the AI Factory franchise south from its North Dakota origins, after Delta Forge 1 broke ground in January. The playbook is now well established: undisclosed site, anchored hyperscaler, stacked leases. Alabama is simply the latest state where it lands.
