Thor Digital: Ii (Isokangas North)
Thor Digital is developing the Isokangas North data center campus in the northern part of the Isokangas area of Ii, one of four projects in a joint zoning plan.

Thor Digital is the data center platform of Thor Equities Group, the New York real estate investor that Joseph Sitt founded in 1986. Thor Equities launched the division in spring 2022 with an equity commitment of up to $3 billion for data center acquisitions and development in Europe. The EMEA business is based in London and is led by Ash Evans, who joined from Google's global infrastructure and energy team.
Thor Digital offers powered land, warm shell, powered shell, build-to-suit and campus development for hyperscale and AI tenants. Its first project was Madrid One, a campus on the site of a former Coca-Cola bottling plant in Fuenlabrada, near Madrid. In Finland, its project company Isokangas Infrastructure Oy is developing the Isokangas North campus in Ii, North Ostrobothnia, together with local partners.

- In September 2026, the municipality of Ii announced joint zoning of the Isokangas area, which includes the Isokangas North project.
- In August 2026, Isokangas Infrastructure Oy was registered in Finland as the project company for Isokangas North.
- In December 2023, Thor Equities hired Raj Vohra from Google to lead its data center program.
- In June 2022, Thor Equities launched Thor Digital with a contract to acquire and develop the Madrid One campus.
