Project Jarvis (officially filed as Sentinel Grove Technology Park) was a proposed data center campus slated for 1,218 acres of land off Minute Maid Road in St. Lucie County, Florida.
Led by real estate firm Timberline Real Estate Partners, the master plan outlined an ultimate buildout of up to 15 million square feet. The applicant withdrew the proposal in February 2026 amid local pushback and the introduction of Florida Senate Bill 484, which aims to regulate large-load data centers by restricting water use, banning local government NDAs, and requiring developers to fund their own utility grid upgrades.
Timberline is defined by its ability to thrive in complex, undervalued, and overlooked market segments. The firm operates as an agile team of seasoned real estate veterans dedicated to looking beyond immediate trends to identify investable market opportunities. Timberline concentrates its investment strategy within a limited number of asset classes that specifically align with the team's collective expertise and specialties.
