Plans Emerge For 640-acre Data Center in Iron County, Utah

Creekstone Energy is developing the Delta Gigasite, a hyperscale AI data center campus on 1,143 acres southeast of Delta in Millard County, Utah, near 4500 East and US-50. The site comprises 10 contiguous parcels rezoned from Agriculture-20 to Heavy Industrial by the Millard County Commission on June 3, 2025; the original applicant was Fibernet MercuryDelta LLC, whose infrastructure assets were subsequently acquired by Creekstone.
Groundbreaking occurred in December 2025, with Phase 1 baseload deliveries targeted for end of 2027 from on-site natural gas reciprocating engines, supplemented by Torus battery and flywheel storage. The campus operates fully behind the meter via a 345 kV private transmission line, with a gas interconnect agreement executed for 43,000 Dth/day supplied via the Kern River Pipeline.
Creekstone holds a long-term solar lease on 13,000 acres of Utah state trust land (SITLA) adjacent to the campus, the largest solar lease in Utah history; Millard County granted zoning approval for Phase 1 solar development with an 18-month build target. Non-binding MoUs are in place with Zeo Energy (solar plus long-duration storage, February 2026) and EnergySolutions (next-generation nuclear including SMR options, December 2025; commercial operation targeted 2030 to 2035).
The facility is carrier-neutral with 100G/400G-ready infrastructure and 20+ long-haul fiber routes intersecting at the site. BluSky AI Inc. is the only confirmed tenant, allocated 25 acres. Creekstone has committed $17 billion of investment to Utah over 20 years per the Governor's Office of Economic Opportunity.
The IPP plant sits roughly 15 miles northwest of the campus; the connection is via Creekstone's 345 kV private transmission line and the existing IPP transmission corridor, not literal land adjacency.
