Amazon (AWS) purchased 118 acres across 10 parcels at 2335 Echo Rd for $37M (~$313K/acre), sold by Taylor & Mathis. Echo Rd is one tract of AWS's Lithia Springs / Douglas County assemblage, adjacent to the Rock House Road tract, and part of AWS's $5B+ Douglas County buildout (within an $11B Georgia commitment across Douglas and Butts counties).

Power

  • Grid-powered with an on-site utility substation, standard for the campus program.
  • Electric utility: GreyStone Power Corporation (Touchstone Energy EMC), the territorial provider for Lithia Springs 30122 and the utility on the neighboring DC BLOX hyperscale campus. A load this size can also elect Georgia Power under Georgia's Territorial Act (900 kW+ rule). Wholesale power and transmission via Georgia Transmission Corp (GTC) and Oglethorpe Power. Georgia is not in an RTO (Southern Company balancing authority).
  • MW is an estimate. Press pegs the broader AWS Douglas County draw at ~600 MW; the adjacent Rock House Road tract (Baxtel site 4908) carries a separate ~200 MW estimate. No AWS-published per-tract figure.

Status (2026-07)

  • Rezoned; no construction permits yet; AWS performing due diligence.
  • First power realistically ~2028-2029, not mid-2027: pre-permit status plus a ~300 MW load in capacity-constrained Georgia gated by GreyStone/GTC (or Georgia Power) interconnection and a new on-site substation. Sibling Rock House Rd filing runs development to 2028; Echo Rd trails it.
