GB Two sits on the former International Trading Estate in Southall, west London, about two miles north of Heathrow. The Great Western main line and Elizabeth line bound the site to the north, the Grand Union Canal's Paddington Arm to the west, the canal's main line to the south near Bulls Bridge, and Brent Road to the east.

  • Land and ownership: Global Technical Realty owns the 13-hectare (32-acre) freehold through GTR London 2 S.à r.l. Royal London Asset Management sold the estate for about £315 million in 2024. The old estate held 14 low-rise industrial buildings let to about 40 businesses.
  • Planning: Ealing Council's planning committee approved the scheme in October 2025, and the council granted full permission in December 2025. The permission also covers three industrial workspace buildings (Union Works, The Boat Yard and The Jam Factory), a public pavilion, a north-south green link and new canal-side public realm. The Jam Factory name recalls the Ticklers jam works that once stood on the site.
  • Operator: Global Technical Realty is a build-to-suit platform that Franek Sodzawiczny founded with KKR in 2020. Oak Hill Capital joined KKR as an investor in January 2026. GB Two follows GTR's GB One campus in Slough.
  • Grid and infrastructure: The local SSEN network in west London is short of capacity, so GTR secured a new connection from the National Grid outside the borough. A 132 kV N+N supply feeds two on-site substations at the north end of the campus. Each substation serves half of the data centre plot, so an outage on one does not affect the other. 218 diesel generators provide standby power. Cooling is waterless and designed for free cooling. Heat recovery serves the campus buildings, with provision to export heat to a future district heating network. Rooftop solar adds 216 kWp.
  • Build: Colemans began demolition in March 2026. Chetwoods is the architect and Venables Associates the building-services engineer.
