GB One sits on Ajax Avenue in SEGRO's Slough Trading Estate, between Ajax Avenue and the Great Western main line, west of London near Heathrow.
-
Land and ownership: SEGRO owns the freehold. It cleared 72,500 sq ft of 1960s terraced warehouses and built three multi-level powered shells (about 400,700 sq ft) to GTR's specification under the estate's Simplified Planning Zone. GTR took the site on a 25-year lease in June 2021, fitted out the buildings and operates them.
-
Operator: Global Technical Realty, a European build-to-suit platform that Franek Sodzawiczny founded with KKR in 2020. Oak Hill Capital joined KKR as an investor in January 2026.
-
Tenant: One unnamed customer leased the whole campus on a long-term basis in June 2023.
-
Infrastructure: The campus has an on-site substation and fuel farm. Slough Heat and Power (SSE) runs the estate's private electricity network under a long-term contract with SEGRO. Standby equipment runs on hydrogen or Swan Eco label (HVO) fuel. Power comes from 100% renewable suppliers, and the buildings harvest rainwater.
-
Build: GTR broke ground in January 2022. Mercury Engineering was the design-and-build (EPC) contractor. BREEAM certified; ISO 50001 and ISO 14001.
