Humber Tech Park is a planned AI training data center campus on a 75.8-hectare greenfield site south of the A160 at South Killingholme, North Lincolnshire. It sits about 2.5 km west of Immingham and 8 km northwest of Grimsby. The A160 bounds the site to the north and west, between the Habrough Road Roundabout and the Brocklesby Interchange. Habrough Road forms the eastern boundary and carries the main access.

Ownership and planning. Greystoke Land promotes the scheme through its subsidiary Humber Tech Park Ltd, incorporated in February 2024. North Lincolnshire Council's planning committee backed the outline application (PA/2024/584) on 31 July 2024. The council issued the permission on 28 August 2024, with all matters reserved. The consent allows up to 309,000 m² (GEA) of data center floorspace in up to three buildings, up to 13 m tall (15 m with gantries and flues). A Section 106 agreement commits £10m to education, £2.5m to AI-related training, £1m to leisure and £1m to health.

Infrastructure. The scheme includes a new on-site electricity substation and associated fuel storage. It also includes 250 emergency diesel generators of 3,000 kVA each, fitted with selective catalytic reduction. A district heating unit sends waste heat to a glasshouse of about 28,000 m² for tomato growing. Gas pipelines, a water main and the Hornsea One offshore wind export cable cross the eastern part of the site. The site is close to Killingholme substation and the South Humber Bank energy cluster.

Context. Humber Tech Park anchors the Northern Lincolnshire AI Growth Zone bid from Greystoke and North Lincolnshire Council. The bid also includes Greystoke's larger Elsham Tech Park near Scunthorpe.
