A gigawatt-scale data center campus has been proposed in Georgia. A Development of Regional Impact (DRI) application has been filed with the Georgia Department of Community Affairs for a project in Irwin County, in south-central Georgia. Premier Data Center Development, LLC plans to build a five-building campus totaling 4.22 million sq ft (392,050 sqm) on roughly 1,000 acres outside the community of Mystic.
The campus, referred to as Project Arrowhead in filings, could reach a total capacity of 1.25GW. Georgia Power is currently conducting an energy study for the project. The first phase is expected to come online in 2030, with full build-out targeted for 2034. Total investment could reach up to $6 billion.
Part of the land for the project was previously designated for a separate data center development known as the Irwin Forward Tech Park. That proposal, which would have included around 17 buildings, was withdrawn by the applicant in March despite receiving a recommendation for approval from the county’s planning commission. Earlier this month, Irwin County commissioners also adopted a data center ordinance establishing standards on issues such as setbacks and noise mitigation.
Atlanta and its surrounding areas have traditionally been considered a Tier 2 data center market, but rising demand has led to a surge in proposed developments. Over the past couple of years, Development of Regional Impact (DRI) applications have been filed for more than a dozen campuses, representing tens of millions of square feet across dozens of buildings. While many are concentrated in Atlanta’s established data center hub in Fulton County, proposals have also emerged across other parts of Georgia.
