Germany / Deutschland: Further details released about 60MW four-story data center campus planned in Berlin

Further details have been released regarding Van Caem's Berlin data center plans. The company has partnered with Prea Group for a 60MW four-story data center campus near Rhinstraße 139 in Berlin-Lichtenberg. Named Bluestar, the campus will see an investment of €1 billion ($1bn) and will be the largest rentable data center in Berlin and the fifth largest in Germany. The company is reportedly currently awaiting the construction permit to be granted.
According to details shared by the company, the facility will "have a capacity of 100MW," spanning nearly 30,000 square meters (320,000 sq ft) of IT space, and feature energy-efficient cooling through adiabatic cooling, renewable energy power and waste heat utilization. Regarding the latter, the two companies have shared that the project will "directly inject" the heat to local buildings; partners are still deciding whether this will be facilitated through an existing district heating network, or by the partners themselves. They are reportedly confident that they will meet the requirements of the German Energy Efficiency Act.
Additionally, they shared that it will have a power usage effectiveness (PUE) "significantly lower than the generally expected value of 1.3 for data centers."
Further, Bluestar will have four buildings, each with four stories with IT capacities of 4MW per floor or 3MW on the ground floors, adding up to a total of 60MW of power.
