EdgeCore Internet Real Estate, LLC: EdgeCore plans a new Loudoun data center

EdgeCore Digital Infrastructure is reportedly working on a new data center with Penzance, a real estate investor and developer. The facility, which will be located at 1501 Moran Road in Sterling, Loudoun County, Northern Virginia will be three stories, spanning a 285,000-square-foot data center with a capacity of 36 MW.
Plans for the facility follow 1501 Moran Road Development Owner LLC (a Penzance affiliate), acquiring a 7.6-acre site for $2.6 million last month. It has been reported that approval is expected at the end of 2023.
Lee Kestler, CEO, EdgeCore, said that the acquisition of additional land in Northern Virginia, adds "another key data center location" to its portfolio, will help facilitate continued our focus on "rapid growth and development in key datacenter markets.
Kestler added: "We are pleased to have partnered with Penzance on this project and are grateful for the acceleration they are bringing to the process through their deep regional expertise and connections."
Cristopher White, Managing Director of Investments, Penzance, commented: "The Penzance team has prepared this site for data center development and is excited that our partner, EdgeCore, shares our vision and will apply its expertise to advance the project to its next phase."
White said that the company continues to invest in and grow its Virginia portfolio across "multiple product types," including datacenter, industrial and multifamily through its discretionary value add funds.
