Amazon Purchases Leased Virginia Data Center for $65 Million

Amazon has purchased a data center in Manassas, Virginia, that it had previously been leasing. According to local property records cited by BizJournal, an affiliate of Menlo Equities sold the property at 7505 Mason King Court to Amazon Data Services for $65 million. The 110,000-square-foot (10,219-square-meter) single-story facility was originally developed in 2003. Digital Realty acquired the property in 2009 and leased the entire site to an unnamed major IT enterprise company. In 2021, Digital Realty sold the facility to Menlo Equities as part of a broader portfolio transaction.

Amazon Web Services (AWS) continues to expand its already significant presence across Virginia. Loudoun County became home to AWS’s first data centers in 2006, when the company – then best known as an online bookseller – launched its initial cloud infrastructure facilities. Since then, Amazon has established a substantial footprint throughout Northern Virginia, with owned or leased data centers located in areas including Haymarket, Manassas, Ashburn, Sterling, Chantilly, Warrenton, and McNair. These facilities are spread across Loudoun, Fairfax, Prince William, and Fauquier counties.

Greenpeace estimated that Amazon had around 1.7GW of data center capacity in Northern Virginia in 2019, more than doubling its regional footprint since 2015. Amazon’s US-East Northern Virginia cloud region has since been described as the world’s largest concentration of corporate data centers. In addition to expanding its presence across Loudoun, Fairfax, and Prince William counties, Amazon Web Services (AWS) is pursuing new developments in Fauquier, Culpeper, King George, Spotsylvania, Stafford, Louisa, Orange, and Caroline counties.
