A developer is seeking to convert a vacant building outside Tulsa, Oklahoma, into a data center. According to local outlets including 2News and Pawhuska Today, Buckley Bros Holdings LLC is planning to acquire the 200,000 sq ft (18,580 sqm) property at 1901 E. Boundary in Pawhuska and redevelop it into an 8–10MW data center.

Buckley Bros Holdings is a Florida-based family office investment firm. While limited information is available on its website, a LinkedIn profile indicates its portfolio spans crypto mining, AI processing and model development, shipping and port development, industrial construction, aggregate mining, and a range of construction-related consulting services.

“This data center project represents a significant opportunity to bring new jobs and investment to Pawhuska. We're excited to work with the city to make this a reality,” David Buckley, founder and CEO, Buckley Bros Holdings LLC, told local press.

Pawhuska, the county seat of Osage County, Oklahoma, lies about 50 miles northwest of Tulsa. A former sales brochure for the property highlights its proximity to a 24MW substation with 16MW currently available, with potential access to 50MW or more. Buckley Bros’ presentation indicates the planned data center would utilize only the existing grid capacity and would not pursue expansion to 50MW. Another brochure notes that the 18-acre site, a former carpet mill built in 1969 and renovated in 2020, was previously “one of the largest licensed and approved indoor grow sites for cannabis in the state of Oklahoma.”
