Vocus-Occupied Data Center Outside Perth Sold

A data center near Perth, leased to Australian telecommunications company Vocus, has been sold. CBRE recently announced the off-market sale of 5 Watts Place, a mixed-use data center and office facility located within Bentley Technology Park, for AU$13.13 million (US$9.1 million). The property was acquired by an unnamed UK-based investment group. The two-story, 1MW facility spans 1,965 sqm (21,150 sq ft) and is fully leased to Vocus and Curtin University, with a weighted average lease expiry (WALE) of 6.5 years.

“The transaction reflects the continued momentum from well-capitalized private investors taking a long-term view and acquiring high-quality assets at a strategic point in the cycle,” said Nicholas Volk, CBRE associate director for capital markets in Western Australia. “Congratulations to Miles Ashton and Baron Property Group on the divestment and to the offshore private buyer on the acquisition.”

Part of Baron Vanilla Management, Baron Property Group is a Perth-based commercial real estate investment firm with assets of AU$265 million. The company acquired 5 Watts Place in 2018 for AU$10.225 million, according to its website. The data center opened in 2011 under IT services firm ASG Group before being acquired by Vocus in 2014 for AU$11.7 million. ASG remained a tenant following the sale. Vocus operates more than a dozen data centers across Australia, including at least seven in Western Australia. Alongside 5 Watts Place, it has facilities in Perth, East Perth, Munster, and Osborne Park.5_watts_place_bentley_australia.width-358.png
