Amazon AWS: More data center proposals in Spotsylvania; AWS files for four rezoning requests for data centers

More data centers are set to arrive in Spotsylvania County, as applications continue to pile up. Amazon is one of the key drivers here, planning four new data center campuses in Virginia's Spotsylvania and Caroline Counties, equating to more than 10 million square feet of development.

Amazon has filed to develop the Summit Crossing Tech Campus, the Carter's Store Tech Campus, the Cosner Tech Campus, and part of the Orrock Tech Campus in the county. 

The first, in Summit Crossing Tech Campus, calls for 2.1 million square feet of data center warehouses to be built on 231 acres off Summit Crossing Road. While at the second, the company is seeking to develop another data center campus on 314 acres along Flippo Drive, east of I–95. It's requesting that the county rezones the property from rural to industrial.

At the Carter's Store Tech Campus, it aims to develop 2.6 million square feet of data center space and a substation through to 2035.

Meanwhile, at the Cosner Tech Campus, it has requested a rezoning for 329 acres along Massaponax Church Road for a third data center campus. The company is seeking a rezoning of the property from mixed-use to industrial to build the Cosner Tech Campus.

Further, it will be built in phases with a total build-out of 1.9 million square feet of data centers; the first would total 900,000 square feet of data centers and take place across a 10 to 15-year period.

The fourth Amazon rezoning request bifurcates both Spotsylvania and Caroline counties, with approximately 158 acres being located in Spotsylvania and about 920.50 acres in Caroline. The company is requesting that approx 4.5 million square feet of data center warehouses be built on the Caroline property.
