Arizona: A Phoenix, Arizona racetrack is slated for data center development

Phoenix, Arizona's racehorse track, might be converted into an industrial park and data center. Initially reported by BizJournal, developers filed a conceptual site plan to the Phoenix planning commission for a 2.6 million-square-foot industrial and data center park.
CT Realty, based in California, is proposing the 213-acre development at 1501 W. Bell Road. Winner's Circle Business Park will comprise around eight speculative industrial structures and two data centers. The bigger data center could be 600,000 square feet in size, while the smaller facility would be 196,000 square feet. The architect listed in the project documentation is Butler Design Group.
Since 1956, this location has been home to the Turf Paradise horse racetrack. Since April, CT Realty has been in the process of acquiring the property. CT Realty is in the process of rezoning approximately 30 acres of the overall lot from a ranch or farm dwelling and intermediate commercial to a commerce park area and general commerce park, even though the majority of the site is already allocated for a commercial park.
The Deer Valley Village Planning Committee is scheduled to deliberate on the project on Thursday, while the city's planning commission will review the application on September 7.
