Located along the I-20 corridor between Midland and Odessa, this rare two-parcel site offers one of the most actionable large-scale AI and HPC power opportunities in the Permian Basin. The combined site spans 750+/- acres and is available for purchase together or as separate parcels.
East Parcel (50 acres) anchors the site with a 440,000 sq ft former semiconductor manufacturing facility that is well-maintained and move-in ready. The building features a 3-foot concrete high-load slab capable of supporting high-density rack deployments, ceiling heights ranging from 18 to 28 feet, open PDU/CDU zones, and acres of surrounding outdoor space for onsite energy equipment and cooling infrastructure. The building is suitable as a near-term operational shell, an equipment logistics hub, or a staging facility for the broader campus build-out.
West Parcel (700+/- acres) is unimproved open land ideally suited for a large-scale AI training or inference data center campus. It may be subdividable into smaller parcels.
Power is the defining advantage of this site. The seller holds a firm gas supply commitment of 180,000 Dth/day at WAHA rates from a major pipeline operator -- sufficient to generate approximately 1.2 GW of gross power. A gas tapline can be established within approximately 6 weeks of contract execution. Mobile reciprocating generators capable of delivering 150 MW are already secured, with Ready for Service (RFS) targeted within 3-5 months of contract signing. Larger turbines totaling approximately 1.14 GW are in active procurement to support the full gas-powered build-out. Onsite power is estimated at 7-10 cents per kWh. For long-term grid connectivity, the site is within Oncor's jurisdiction, with 345kV and 138kV transmission rights-of-way and substations adjacent to the property. Grid power is anticipated in approximately 3 years; interconnection discussions with Oncor are underway.
Connectivity is exceptional. The site sits adjacent to the I-20 corridor, one of Texas's primary long-haul fiber routes, with 9+ carriers running directly alongside the property including AT&T, Astound, Lone Star Fiber, Fiberlight, Sprint, Big Bend, Extenet, Segra, Sparklight, and Optimum.
Water is provided by the City of Midland via an existing municipal water line serving the site.
Zoning and community are favorable. The site is zoned heavy industrial and is located in a heavy industrial area removed from residential and retail activities. The local community is supportive, and the seller is in active discussions with the City of Midland regarding site annexation.
The Midland-Odessa metro area serves as the workforce base, with a combined population exceeding 300,000.
